Residents enter into an Occupation Right Agreement, which provides a licence to occupy a villa rather than ownership of the underlying freehold title.
An entry payment applies to the selected villa. Residents also pay a monthly Village Outgoings Payment towards the costs of operating and maintaining the village.
When the agreement ends, the exit payment is calculated in accordance with the Occupation Right Agreement, including the applicable Village Contribution and any other amounts owing.

Devonport Retirement Village is an independent-living village. It does not provide rest-home, hospital, nursing or operator-provided care services.
Residents may arrange their own external services where required. A resident's individual circumstances, health needs and ability to continue living safely in their villa should be discussed with their family, health professionals and the village.
Choosing a retirement village is often a family decision. We encourage prospective residents and their families to visit the village, ask questions, review the Disclosure Statement and Occupation Right Agreement carefully, and obtain independent legal advice.

Our emphasis is on care at home. Residents live independently in their own villas, and where extra support is needed, Judy can help arrange home-based care through providers residents choose. Many residents have stayed in their own villa for years, well supported, as their needs have changed. Rest-home, hospital and nursing care are not provided on site.
Pets may be considered with the prior approval of the operator. Please discuss your pet with Judy before making a decision.
Yes — family are welcome to stay, just as they would in your own home. Longer-term arrangements are possible too, including where family come to help provide care. As with any home here, extended stays are subject to the Occupation Right Agreement and village rules.
The operator maintains the common facilities, buildings and shared grounds. Residents remain responsible for their personal belongings and keeping their own villa and immediate surroundings clean and tidy.
